There are basically two reasons to stage a
home. One is that a staged home usually sells faster. The
other is that a staged home will generally bring more money.
Either or both of these justify the effort and expense of
having a home professionally staged. Staging will usually
bring substantial return on investment.
A
Defined Design
provides several service levels. We will work to accommodate
exactly what you need at a price you can afford. Each
property is different so there is no standard pricing. We
will be happy to view your home and provide free estimates
for all of our services and products.
Buyer's-Eye Survey --This
is the heart of our program. Everything else builds from
this stage. We begin with an objective detailed survey of
the property documenting all the stumbling blocks that a
buyer will likely see. We inspect the home with the seller
discussing all aspects of the seller's concerns. We then
provide a written comprehensive report, complete with
photographs, that not only identifies the potential
trouble-spots but also gives recommendations to correct the
problems, thus removing impediments to an offer. Next, we
provide a detailed 'do-it-yourself' plan to accomplish these
needed corrections as well as a plan to enhance the home to
create emotional connection points that will make potential
buyers feel at home. Using cost effective techniques we
provide ideas to "WOW" the property, setting your home above
all the competition. This plan is perfect for those who want
to do all of the work themselves.
Half
Day Staging
-- Perfect for the day before the open house
or broker's tour.
In addition to our Buyer's-Eye Survey
and the Detailed Action Plan this service includes up
to four hours of help from our staff. This can include
furniture rearranging, packing, de-cluttering, and setting
emotional stages to attract a positive response from buyers.
Full Day Staging
-- Perfect for the larger home or one that needs extra work.
This plan includes the above plus up to eight
hours of hands on help. This can include shopping for any
needed props to really "WOW" the property.
Complete Home Staging --
Ideal for those who do not have the time or
the desire to stage their home themselves. This
package can include a complete staging from deep cleaning
and de-cluttering to furniture rental. We take care of
everything start to finish.
Vacant Home Staging--
Perfect for the home seller who has been forced to vacate
the property or for developers who are showing a new home.
Realtors will tell you, "It is much harder to sell a home
vacant." Only a small percent of buyers can visualize what a
room would look like furnished. A vacant home invites the
impression that the seller may be under pressure to accept
lower offers. A vacant home can feel cold and uninviting and
the buyer will fail to emotionally connect. Additionally, in
an empty structure all less desirable features 'pop out' as
there is nothing else to draw the eye. Let us discuss your
