Staging Frequently Asked Questions...
"My home is not expensive enough to justify staging"...
Any home no matter what the price can benefit from
professional staging. After all, can you think of any
product that would not sell better if presented in its best
possible light? We can work within your budget to help you
professionally market your property.
"I can sell my house just like it is, I bought it this
way"....
You are right-every house will eventually sell in any
condition or market BUT it may be thousands less than what
you could get and may take a very long time to sell. If you
were trying to sell a 60,000 with a hub cap missing, a rip
in the front seat, a scratch in the hood and painted a
strange color, you would and could eventually sell it but it
would not bring top dollar. More likely you would fix those
small problems and have it detailed before you even
advertised it for sale. Why would you treat you home any
differently? Professional staging goes even beyond just a
detail for your home. Staging is about presenting your home
in a manner that makes it memorable and more appealing than
all of you competition. Remember, in today's real estate
market, any potential buyer can, with a few clicks of their
computer mouse see every home in your area. Over 80% of
potential buyers now start their home search on the
Internet; this means that you must grab them with your
listing photos in order to get them to even consider your
home. Staging makes your home stand out from all of the
competition in those all important listing photographs.
Why can’t I do the home staging myself?
You can and we will even help you. But there are some
potential problems with this. One question to ask yourself
is, do you have the natural talent with design and color
coordination? Do you know stumbling blocks your property has
and more importantly how to correct them. Are you trained in
proper furniture placement? In proportions and color
psychology. Do you know how to neutralize a home so as to
appeal to the largest number of buyers without making the
property look sterile?
I'll leave the changes to the next owner of the home. They
can fix it like they like it.
In the past, this strategy may have worked but today's buyer
is more likely to want a "move in" condition. You are
competing against a much larger number of homes and many of
these will be in new or pristine condition. Most buyers who
see that something will need to be repaired or replaced will
deduct twice the anticipated amount just so they are
covered. So if I think that new paint job will cost $2,000,
I will deduct $4,000 off my offer. A non staged home, all
other things being equal, can be shown to bring a much
higher offer-often as much as 5-6 % higher and statistically
can be shown to sell in a little as half the time.
